- Five en-suite bedrooms sleeping up to 10. 3 rooms have queen sized beds and pocket-sprung mattresses and 2 have twin beds. Cot facilities are available and two additional children's beds can be provided.

- CD and DVD library, selection of books and games.
- Dining room with table seating up to 12 guests.
- Woodburning stove and gas central heating.
- Large kitchen with dishwasher, large fridge freezer, electric oven, gas hob and microwave. Hand made oak kitchen and island unit with granite worktops, breakfast table and seating benches.
- Utility room adjacent to kitchen with washing machine, tumble drier and butler's sink.
- Regular maid/cleaning service on request.
- Cook available on request.
Outdoors
The 5 acres of land surrounding the property ensure wonderful privacy. There is a tree lined drive providing shade to park your car and a covered well at the entrance to the property. An adjacent two bedroom guesthouse which sleeps up to four people in 2 en-suite bedrooms can be rented separately for smaller parties. Surrounding the house and with French doors from the kitchen and sitting room, is a large terrace and lawn with magnificent uninterrupted views of the valley. Nearby there is a covered pergola for dining al fresco, and a path leading down to the swimming pool and poolhouse. Behind and in front of the house are mature olive groves. At the rear of the guest house is a footpath which descends through an oak forest to a stream below. You may occasionally meet locals looking for truffles or out hunting. From the terrace buzzards can be seen circling overhead and on summer evenings fireflies dart around. Light pollution is minimal and the sky is awash with stars..- Shady pergola with valley view equipped for outdoor dining.

Shops, markets and supermarkets
There is a greengrocer and butcher (Macelleria) near the main square in Montone. In addition, as you drive out of Montone towards the Corlo valley there is a small food shop (Alimentare) and baker (Forno).
A weekly market is held in the car parking areas by the fortress and in the main square, Piazza Matteotti, in Umbertide every Wednesday morning. Produce includes fresh fruits, vegetables, hams, cheeses and other local specialities.
In Umbertide the main square and adjoining streets have a variety of shops catering for most needs. English language newspapers can be purchased from about 10:00am daily either at kiosks in the main square or beside the Station bar on Via Garibaldi.
There are also two supermarkets suitable for larger shopping expeditions
- Co-op, in the Centro commerciale "Fratta" on Via Rodolfo Morandi.
This is a handy little shopping centre with a number of shops, lots of car parking space and a good Pizza al taglio (take away). - Conad, on Via Martiri della Liberta.
This is part of a parade of shops which includes a good fresh pasta shop and delicatessen.
In general the shops in nearby towns will meet most day to day needs. There is however a Hypermarket just off the E45 near Perugia at Colestrada (drive past the turning for Perugia Airport/San Egidio, follow the bend round and take the far right hand lane to the access road for the shopping complex). Facilities include a huge Co-op, electronics, clothes and shoe shops as well as restaurants and bars.
